Landlord responsible for tenants loss?

    Not looking for legal advice :)

    Suppose a landlord owns a house and split into 5 flats. 4 of the tenants were reckless and constanlty fecked off to work or on nights out without closing the front or back doors. Just begging to get the gaff robbed!

    The one sensible tenant got pissed off as the property was burgled before because of this. This tenant put up "LOCK THE DOOR" and similar signs but these were ignored.

    This tenant went to the landlord and asked them to warn the other tenants to cop on. Landlord promised to write a letter and call them but later admitted they did nothing.

    Property gets robbed. Gardai report no signs of forced entry as the back door was left open all day. The tenant who predicted this would happen lost thousands worth of gear, laptop, TV, DVD's, etc. Contents insurnance refuse to pay out as they say the tenants were liable.

    Can this tenants (after he kicks the other tenant's asses!) tell the landlord they are living rent-free until they make the money back. The landlord was warned and did absolutly nothing to prevent this

    Whose contents insurance?

    Unlikely. While the landlord would have a duty to ensure that security measures are in good working order, where fitted, the landlord would not be responsible for a tenant failing to lock their own door.
    At best, you could claim he has partial responsbility for not warning the other inhabitants about locking the door, but the bulk of the liability would be on the tenants themselves to ensure the property was secure.
