Looking for some one to draw plans to apply for planning

    hi,
    I have a house in mind and would like to apply for planning.
    I'm looking for someone who draws plans and can be engineer
    for site.How much would this all cost typically?

    Any help appreciated.

    Where abouts are you from? I got my drawings & planning done in county Galway for €700 (cash) and just got a quote for the building engineering work for €1500 + VAT

    livin on gway/myo border.hse will be in mayo.
    700 for the plans and planning sounds resonable.but why 1500+vat for engineering?could the person who done plans not sign for engineering work,
    Whats the difference?I do not quiet understand yet why its so expensive.
    I am hoping for a cheap solution

    The €700 is the fee for planning only. This is a low figure imo, and could easily go up to €2k depending on level. Ie if you were to use an typical layout the engineer had and put it on your site, or if you were to pay for design of a unique house. It will vary alot.
    For €700, I would personally be concerned about the service, I have seen house designs by various people who charge similar and the work is sub-standard. this may or may not be the case for eire1977, but in general it likely is.

    As for the extra €1500, the person doing the planning can't simply sign for engineering work as the engineering work is extra to the planning. The planning work won't include and structural elements as they are not required. The €1500 is to cover dedign of structural elements, on site inspection etc.

    Mellor is right - €700 was for planning only. we spotted a house we liked, acquired the drawings, our planner altered them to our taste (area of house, size and shape of rooms, layout, window sizes and shape, etc,etc). It took him 3 drafts to get it right but we were very happy with the end product. He attended the pre planning meeting on our behalf and managed that side completely. Best of all we got planning first time (including bay window!!)
    Meeting with Engineer tomorrow for the first time tomorrow so we'll go through the whole build and he'll do up the 'working drawings' for the builder. Fingers crossed he doesn't spot anything wrong with the plans!!!
