PP question on animal housing structures

    I am building a wooden structure for boarding cats 30ft by 12 ft or two structures 18ft by 12 ft and 12ft by 12ft behind my house in a rural area. No neighbours near.

    I have several questions that I cannot find easy answers to:

    I havent applied for PP because I was told that I wouldnt need any due to the type of structure (wood and wire on concrete base) that i was building. However now I am uncertain that this is good advise!

    1)I have an old shed that is aprox 12ft by 12 ft. If I knocked this down could I use this pp to allow me the structure of the same size? I could then have my two structures as I am allowed the bigger sized building because it is below the exempt allowance. Is this correct?

    2)I will be boarding cats..this will be a small commercial venture, does this 25m2 exception still apply? I can only find info on domestic use building?

    Afraid not, PP is non tranferable. If you knock one building down, you can't "use this PP" to build something different. PP has a timeframe also, it doesn't go alongside with the building.
    The bigger shed is under the exemt size for a shed BUT the size is total area of all elements, so all sheds have to be added. The smaller existing shed brings the total above 25sq.m
    There is also the fact that you are not building a shed and are building a housing structure for cats.

    As I said above the 2525m2 limit doesn't apply to "boarding cats", its not a shed. There is a provision for animal accomadation, but I can't recall exact condition off the top of my head.
    The major problem is the fact that it is a commercial venture, this is a material change of use and your home is no longer solely domestic. PP may be required based on this (regardless of structure being built)

    The exemptions for agricultural buildings can be found here. Scroll down to about page no. 192 (I think) and class 6 would probably look to be the nearest to what you refer to.

    There is also a handy set of leaflets available here and PL.5 relates to agricultural buildings.

    As this is a commercial venture you will need planning permission.
