    hi, im thinking of buying a site half acre in size. it will be in north kilkenny. i will be building roughly 1850sqft bunglow/dormer. i need information on what charges to expect from council. i wll probably have to put in a biocycle system of some kind and im not sure if i can dig a well or if i will have to connect to mains water.
    so i want rough prices on

    development charges
    water connection
    esb connection
    sewage treatment system

    and will i have to pay stamp duty on site. im first time buyer.

    You should be able to find the development charges by looking at the council's website and looking at recent applications and viewing the conditions documents, the charge is always noted there.
    Water connection varies from council to council, I paid €1600 (I think) three years ago.
    ESB €1400
    Biocycle €7.500 all in including labour gravel etc

    I agree with dolanbakers figures above. This thread might give you an idea what other people are paying in other counties.

    The development contributions vary from county to county so ring your local planning office in advance. There may be discounts if you are taking the water supply from a well as opposed to the mains.

    Depending on the type of sewage treatment system you install you could pay anything from €3500 to €10,000 so about 7 grand would be average.

    The ESB have a fixed rate.

    You should be exempt from stamp duty but you should ask your solicitor about this or even the local auctioneer who would be well versed on these matters. Alternatively you could post a query in the accommodation & property forum
