How long did you planning take ?

    We were looking a differing house designs for about a year. Started drawing up the house at the start of October, mid October we changed to completely different design and got the finished drawings completed by the first week of November.

    Done the site survey on the last Sat in Oct, dug the prec holes the first Sat in Nov and got the results 21/11/07.

    I'll have the site suitability report by the start of next week and the I'll be submitting the planning application over the following week

    All things going well I hope the have the planning by Mid Feb 08............am I being over-optimistis ??

    Probably a little optimistic, mid-feb is the very earliest you can possibly get planning.
    AI requests are not uncommon for one-off houses, that would put you back to the end of april or may depending on how soon you get the info back.

    Invalid applications and applications which require further information are the biggest stumbling blocks time wise that you will encounter. I think you should set your sights on April or May as Mellor said.

    The DOE planning leaflets will give you a wee insight into the ins and outs of planning and in your case PL1, PL2 and PL4 are worth reading.

    Thanks for the info, I have all these allready. With the amount of info I'm after packing into the application I hope to get it on the first pass.

    you should always expect a 'further information' request by the council. They may ask for anything like land registry maps, landscaping plans, revised designs, drainage details, clarification on Local Needs details etc etc etc... basically anything above and beyond the basic requirement to have an application validated. This further information will push and decision back 5-6 weeks (1-2 weeks to get info, 4 weeks then to decision)

    Also remember that the period between dec 24 and jan 01 will not be included in your time period. Thus i would expect an application to be submitted next week, say Dec 01, to take 15 weeks before decision.... say mid March.

    It took us exactly 4 months to get ours. That included 1 month to get the additional info together to resubmit.

    Have to agree with the above comments, it took us 16 weeks, after one request for further information. It can be very difficult to second-guess what additional information you may need to submit.

    for example,
    • what are your intentions with respect to additional land owned by you around the site.
    • names & addresses of neighbouring landowners.
    • long term plans with respect to occupation of the building.
    • consent forms from esb/eircom to relocate cables.
    • local needs verification - what form could this take.
    I'm sure others could add to this list, probably best to speak to the planner first and find out what they want in addition to whats required on the application form.

    Whoo-hoo , I got my decision to grant today.

    One major condition is to move the garage to the opposit side of my site for "visual amenity" reasons, other than that I'm well pleased :)

    I am one happy camper at the moment :D I sent my application in on 13/12/2007..........I think the Irish planning system is the best in europe ;)

    You had a good experience, try waiting 3 years for planning for continued additional information being asked for. I would reserve the opinion that Ireland has the best planning in Europe!!!

    I would be the last person to defend the planners but I have to say that if you have waited that length of time then you and/or your architect must shoulder the largest proportion of that.
