Attic Conversion Questions for a newbie

    Hello!

    I was not sure if I should post here of the DIY so please forgive me if I have this post in the wrong forum.

    I am considering getting one done and I just had a couple of simple(ish) questions and would be really thankfull of any help/answers.

    I "think" I am getting a good deal. It is the fully jobbie using RSJ for support....with the box room being shortened by about foot to accomadate full stairs with a new landing. The ajoining main bedroom door being moved back a foot to provide a better landing space. It will be a closed off extension with a door. The finished article will be about 14' x 14' with two Velux M08 in the room and 1 x M06 in the new landing providing daylight to the stairs. Plasterboard with skim finish & skirting boards. There will also be an architects certification of compliance. If any one wants to guess the price feel free :):o

    My question is regarding the floor. There was a choice of chipboard or red deal but I have been given Smartply. I didn't choose it as such but that is what is on the quote (the other two and crossed out and the smartply added)

    Which is better or does it matter? I am thinking of carpeting..would that influence the floor type?

    Any answers are much appreicated!

    For the record I have seen their finished work and it is top notch even down to the curved plastering rather than sharp angles at the roof/wall edges.

    Personally I'd prefer the Red Deal floor as you could sand it down and put a nice lacquer on it,then in time if need be put carpet on it. Its a faster job to put ply down. But you can also put a floating floor onto the ply if you changed your mind.

    Dunno about other people, but RED DEAL floors... never again !

    Anything at all will put a dent in these floors even if you use industrial standard varnish, chairs, ladders, boots with stones in them, anything evenly remotely heavy dropped on them...

    If you want a wooden floor think hardwood such oak much better job !

    For an attic the carpet option over smartply may well be your best option in terms of noise reduction...

    I have no idea about the cost but I would guess the 30 - 40 k region.

    Lets see:
    Around 2 weeks work for 3 people, say €6k, materials at another €3k.
    I reckon it could be done with a healthy profit margin for €12k, so given the profits builders like to take I'd expect to pay around €25k.

    I need to get one done in a house I've just bought - I'm very interested in the price of it too, it sounds very similar in size to my attic. How much was it?
