    Hi, I am considering buying a run down property. Its an end of terrace victorian town house but it needs a considerable amount of work. If I decide to buy it I will get a surveyor in to assess the extent of work that it needs but first I thought I would run it by some of you to save me even looking any further. nobody has lived in it for quite a while.

    Firstly the exterior brick work is cracked everywhere. The front bricks below the bay window have all been knocked out and shabbily rebuilt with other bricks. i can see the bricks are sagging above the door with a large crack. the corner bricks are crumbling away. I have yet to see the estate agent but i'm wondering if there was ever a fire there? though I can't see black staining above the windows and doors. the roof looks fine from the outside which seems surprising if there was a fire. the window frames are all falling out so everything needs replacing.

    my main concern is the stability of the walls as the bricks are literally falling apart. Can this be repaired??? I would image its a listed building as its characteristic to its area so knocking it down probably isn't an option.

    but if anyone thinks that this house can be renovated then let me know. its in a great area, a fantastic price and a definite investment. plus we have the time to work on it.
