Basements

    Hi all,
    Does anybody know of any reasons why people don't build houses with basements generally?
    Are the expensive or something? Just wondering if there were practical reasons as to why they are never really built in Ireland.

    They are common enough up around Cavan on sloped sites, planners don't seem to mind the extra storey at the rear of the house if the location lends itself...

    Cost wise this is not too bad as you only have to waterproof (tank) about 1/2 of the basement as some of the walls are not underground. If you want to go down the road of putting in a full basement below ground level on a flat site then this can be expensive as you have to dig a very big hole in the ground and then waterproof the entire underground structure. You will also not have any natural light so its use accomodation wise is limited....

    I am looking to build a 1.5 storey house with basement on a site that rises up towards the road front... have to see what the planner thinks !!

    I'd imagine that in many parts of the country the watertable is very high, it would make construction more difficult.

    It's far cheaper to build a garage/shed than a basement, unless as already stated the site slopes.
    If your foundations have to go 3m deep for any reason then the relatively small additional cost of making the void under the floor into a basement would be worthwhile.
