Semi D House extesion

    Afternoon all,

    One for Muffler (MOD) I think.

    We have started our direct labour /self build extesion. Nothing flash, just 2 walls at each side, and concertina glass doors to the rear. (Muffler, you'd be plased to know I talked the wife out of the step down into extesion senario!!)

    My landscaped garden has now been ripped up and foundations dug. I just have a few drain pipes to move and ready for foundations to be poured. The problem I have is this:

    Regarding the size of the extension I was under the understanding that

    "Building an extension to the rear of the house which does not increase the original floor area of the house by more than 40 square metres.

    And
    "The extension should not reduce the open space at the back of the house to less than 25 square metres"

    Our extension falls well within these boundries for not having to seak plnning permission. BUt whilst I was at a feinds house, who live in the same style house with an extension, they said that they were tld they could ony build a 20m2 room, by their builder.:confused:

    Ours will be 25m2. Oh and in Wicklow if that makes any differance.

    Any thoughts?

    I think you will find the details in smashey's link. In the case of semi detached you can extend by 40 sq. metres (subject to house not having been previously extended) and keeping 25 m2 at rear garden etc. But the problem you will have is that you will only be allowed 12 m2 on first floor otherwise you will need to apply for planning.

    Just make a note of the finer points - windows on first floor to be 11 metres from party boundary, external wall to be a min. 2 metres from party boundary etc.

    Glad you talked her out of the steps. At least you will be safer when you come home after 15 pints on a Saturday night :D
