Rock cutting site costs and planning

    Hi all,

    I am currently considering buying a site on a slope in Cork that is likely to require a considerable amount of rock to be cut out in order to build. It is difficult to assess how much rock will need to be cut out, but a rough estimate is 1000+ cubic metres. The rock is granite, and appears to have few fissures.

    Does anyone have any idea of the cost-region this work is likely to be in? Will this cost be mitigated by the value of the cut granite to the excavator?

    The 0.5 acre site is upslope of a recently built house that is located in ~0.5 acre cut-out area of rock. A sheer granite rock-face of approx 2.5 m height divides the sites. Given that the planned house would be approx 15m away from the existing house (side-to-side), does anyone know of any planning restrictions likely to restrict the height difference relative to the existing house?

    Any advice would be much appreciated!

    In relation to the cost you are probably better off seeking estimates locally. If there any other houses near your site that have been built recently and had to deal with rock then the owners may well tell you what it cost them.

    Your planning permission will dictate the finished floor level of your house

    as muffler said your better off chatting to neighbours, budget for a rock breaker 65yoyo per hour. 1000 cub mtrs:( it's near impossible for a driver to
    even tell you how long it would take them!!! you might be better off using explosives (strip charges) but that's another story - there's a company that specilises in the yellow pages.

    your engineer would be able to advise you properly
