cost of building 3-bed cottage

Could anyone give me a rough idea of the building cost of a modest threebedroom cottage and of fitting it out fully to a reasonabhly good standard? I am excluding the cost of the site. All guesses welcome.:D

There is no definitive guide but you will find some useful info here.
