    If anyone is interested in working in Southern Italy for a property developer, and has experience in the overseas property market, in sales or business development, drop me a PM. Massive commissions available, the product is currently the fastest selling in Europe, over 200 units in the last 3 weeks.
    You would be working VERY long hours on self employed basis. There would be an intial package of a car and apartment and small basic wage, but you are likely to come out with at least 20K a month. 1% for each sale closed, around 6 clients a week maybe more Closing rate expected to be 150% Would need to be confident, and able to close

    Typcial sceptical Paddy Response. The development is The Jewel of the Sea, if you read your newspapers and do your internet research you will see multiple articles about it accross the board. Clients are all English and Irish and so no italian is necessary. And there are no Nigerians in Brancaleone. Luckily I am an optimistic paddy

    People will always be cynicals when figures of 20k a month are bandied about. I'd have thought about it if I were at a loose end for a few months :)

    So, on average I would expect to be closing (say 200K per apartment as a handy figure) 20 deals a month to make your at least 20K. At six clients per week, I get on an average 4 week month 24 clients. Now, that's closing 20 out of 24 clients (I'll be generous and say as a ballpark number 18 since you may get one or two who'll take 2 lots or more).

    That's an absurd amount of closures to expect, even with a self-selected group of potential customers.

    Now, unfortunately, the sales aren't 200K, they start at 85K and 122K according to your website. This makes this even worse.

    I'm sorry, but no sales person worth their salt would even look at this. Beyond the hassle of being self employed (i.e. no employment rights, extreme short term contract and the expense of needing an accountant to deal with issues) this just strikes me as completely unworkable. I cannot see where you get your 20K a month figure from, sure it's potentially possible on a very good month but expected? No. That and the commission ain't so hot or massive.

    Actually, my main issue is that no decent sales company would obviously overestimate commission earnings that much for commission-only role with self-employed contractors. The only reason to do this is to dupe people who are inexperienced in sales into working for you. If it works you can deal with the naturally high turnover with this kind of job (no basic in sales is a very bad thing unless you are very good at it, and if you are very good you can probably negotiate a decent basic anyway) while skimming 1-3% commission off every sale they do without having to worry about PAYE, employee rights, PRSI or employment contracts.

    Then, maybe I'm just a cynic.

    I have been taking clients at the moment because we are short of good sales execs.
    On Saturday I closed 2 deals (1 client) and today I closed three deals. (1 client) Average price was 100K. So thats 5K in three days. I think your making the mistake of thinking everyone just buys one apartment. Also 99% of clients have already reserved when they come over, its simply a matter of seeing we are telling the truth

    No sales person worth their salt would look at this? My friend, to earn this kind of money you have to be willing to go through some pain, and work your bo***** off to get it. Money like that doesnt come for free. If you are the type of person who worries about that being self employed and working long hours without a break then you dont have the drive to get the top. You dont have to have an accountant to be self employed, you simply pay your tax. you dont have to have a limited company.

    You would have enough clients to earn that in the very least, not on a good month on an average month. And you would be trained on finance, equity release, mortgage, and everything property related to bring you up to speed.

    Its not a commission only role either. Your apartment is paid, your car is paid and you are given 1000euro per month for the first 3 months you should read the post before you launch into cynic mode! And if you were an inexperienced sales person we wouldnt hire you, unless you were brilliant. Im not trying to dupe anyone, its a very very tough job, but the money is very very good.

    I like your line about being able to negotiate a good salary anyway! Very good. who is going to give it? me? I dont think so!

    Possibly because they are not seeing the names of the propert developers or the name of the area they are trying to sell the property in.

    Actually, the rest of that post just makes me even more cynical. I love the referring to a 1000 a month in your original post that doesn't exist and all the bull**** over self-employment and having to work hard. All standard hype, no content.
