Selling house with fixed term tenant?

If someone has a fixed term lease for two years. One year into the lease, the landlord decides to sell the property. What rights does the tenant have in this situation?

Does the lease get sold with the house, or can it be terminated?

I would assume that the lease gets transferred, as the lease cannot be terminated before the expiry of the term, unless the landlord or the tenant is in serious breach of the agreement.

Anyone got any opinions on this?
