If we buy a new house and are both first time buyers does it matter if the place is 400 - 500K ?

i.e. Will the Stamp duty be 0 ?

if the house is below 125sq.m and is a new build the price doesnt matter, nor do you have to be a first time buyer. there be no stamp duty to be paid.

But it has to be your main residence for 5 years and if you wholly rent it out before then you are liable for the initial stamp duty. you can rent a room though without a problem. or indeed you can sell whenever you like without any stamp duty issues

If times get tough can you rent two rooms?

worded, be careful on the rules. Work out what does and doesn't attract stamp duty for your circumstances.
