Lansdowne Road redevelopment: will it happen?

Do hotel owners and property developers know something that the rest of us don't?

Last year (or was it two years ago) one of the biggest property deals in the state's history saw a property developer take over the sites of two of Dublin 4's most prestigious hotels: the Berkely Court and Jury's Ballsbridge.

Now it has just been announced that the Burlington Hotel is to be sold for property development.

Both of these hotel complexes are within a spit of Lansdowne Road and do roaring trade on football/rugby match days. Why pull out if a modern state of the art stadium is to be built on the existing site?

Taxi drivers, in my experience, seem to be of a mind that the new stadium won't happen. I very much hope that it does, as a D4 resident. So do most other people who live nearby. There are concerns being raised at the consultation process but all of these are about details, not about whether or not the stadium gets built.

Is there some skullduggery afoot to effect a shelving of the new Lansdowne Road project so that a Bertie Bowl, or something similar (a Kenny Dome) could be built out of town at a later date?

Say it ain't so. City stadiums rock!!!

The radio news said that the 4 acre site is worth 250 million euros. Now you'd have to sell a lot of pints on match days to make that kind of money....I'd say the stadium development plan didn't get a huge amount of consideration in the decision-making process.

I'm sceptical, and if you factor in the cost of building the stadium your looking at over 600Million. That's for a 50,000 seater. It makes no sense for investors. A lot of the residents were apparently ready to block anything more than that capacity because of height implications.
This country has no idea what to do with money either, we look at what can give us the most short-term return on our cash and invest. Is there money in Infrastructure or Stadia? no! Apartments? Yes!

I cant see the PD's or Fianna Fail risking this, it really wouldnt look good for them.

Yes hotel developers ( when they are as big and as influential as Sean Dunne ) know something we dont know.

The money to be gained from a succesful commercial resedential and office developments on thi s ite far far far out weighs any roariing trade done on match day...

    DOnt listen to taxi drivers!!:D
