Direct Labour costs

    We are hoping to build a 131m2 4 bedroom house on a site in Meath and I am looking for some information to see if I can pay for it by going direct labour. Here is a list of things that I need to price. Any help, even ball park figures, would be greatly appreciated.
    1. Site clearance, excavation of foundations (footprint 84m2), laying of service pipes and drains including supply of septic tank. Materials and labour.
    2. Supply of rooftiles (standard roof) and labour to attach them to battens
    3. Gutters, downpipes, fascia & soffit (pvc) and labour
    4. Electrical 1st Fix and 2nd fix and materials.
    5. Plumber 1st Fix and 2nd Fix labour only including installation of heat recovery system.
    6.Carpenter 1st Fix and 2nd Fix labour only
    7. Internal dry lining and plastering labour only
    8. Scaffolding hire per week or price to buy.
    9. Water connection to group supply
    10. ESB connection
    11. Rent of container for site storage
    12. Architect fees to draw up plans and submit planning application.
    13. Engineer fees to sign off on stages
    14. Percolation tests.
    15. Standard Legal fees regarding land deeds etc
    16. Development contributions

    BALLPARK FIGS. DONT QUOTE ME!! all for standard size house wit nothing too lavish.

    8. €4k will buy a lot of scaffolding, can use as long as u like and sell at end at no cost tto u. Hiring scaffolding puts pressure on you to finish and costs u more....
