site purchase subject to planning

    We are complete newcomers to this land buying lark so forgive stupid questions. We are hoping to buy a site subject to planning. If we are the successful bidders we intend to have a contract drawn up - question is - how long might it take in total to get from green field (which will need perculation tests, well drilling etc) to drawing of plans to possible granting of planning permission? Would appreciate any comments/ideas! Thanks

    You are usually given 20 weeks to obtain planning from the time the deposit is paid in my neck of the woods.

    You shouldnt be bidding on the site as such - just making an offer and if acceptable by the vendor the solicitors can then draw up the relevant agreement whereby you undertake to purchase the site subject to obtaining the PP within a particular timeframe.

    Time will depend on where you are located and how fast you can get someone to prepare and submit your planning application together with site assessment etc.

    It may be a little quicker if you apply for outline planning.

    To answer your question I think you would expect to wait 4 - 6 weeks before a planning application can be made and then it will take a min. period of 3 months before you get the final grant of permission providing all goes straight forward

    You would be better off to allow for 6 months for planning start to finish. (i.e from when you meet whoever is going to prepare it for you) between letters and documentation and then further info it normally comes to that if not more.

    do you have any sort of idea what type of house you want to build??

    we are just after going through this process ourselves, we found the site we liked and agreed a price with the owner of the site.
    his solicitor then drew up contracts but they wanted the contract to last 6 months, we felt this was too short a time frame so we asked for 9 months. this was in january and we only got our pp last week.
    we went for full planning permission straight out, there was outline on it orignally but that had lapsed , if we had gone with outline then it would have taken longer than the 7 and a half months it has already taken.
    our plans and application took about 2 months, the council then sent it back to us 3 times for further info etc.
    but we got it at last thank god
