Large development - Business oppertunity

About five miles outside Limerick city, there is a fairly large development currently being built. A few housing estates, warehouses, a hotel and a couple of retail units.

Theres a lot of money to be made here. If I wanted to jump on the perverbial bandwagon what would be a good area to look into?
I was thinking about a off licence, but from what i hear the start up costs are huge.

I think its one of those things where its on the tip of my tongue but as soon as i hear it, its going to be "of course thats what i was trying to think of."

Anyone got any ideas, help or advice???????????

Usuals I guess, coffee shop etc.. Look at what kinda people are going to move into the area and go from there.. Young professionals/familys? What level of income and therefore disposable income will be in the area...
