Planning for shed

    I wish to build a shed 9ft x 25 ft beside and totally detached from house.
    Anybody know if planning required as shed would be classed as :) a temporary structure.

    Ask your local council planning department.

    What do you plan on building it from?

    Why does it need to be so big?

    A shed is definately not classed as a temprary structure. Sound stage for a concert yes, domestic or non domestic garage, no.

    Any structure detached and beside/ to the side of a dwelling requires planning permission.

    Good advice from Victor. Your local county council planner will advise on whether you need permission or not.

    You will probably have to pay a development levy as well.

    Dont know about the development levy for a domestic garage. That would be very harsh.....

    Would be interested to find out if that was the case.

    I think you can build a shed/garage up to 25m2 without planning

    8. Can I build a garden shed on my property without permission?



    Yes, provided that:

    1. It is not forward of the front wall of the house.

    2. Not greater than 25sqm (or no. of sheds aggregated)

    3. 25sqm of garden space is left. N.B. extensions attached to house are not reckoned as private open space.

    4. Shed finish is in keeping with the house.

    5. Shed height: max 4m pitched roof; 3m flat roof.

    6. It is not lived in or used for keeping of animals (pigs, ponies, horses, pigeons).
    This is a faq for the Planning and Development Act 2000 which is national, but I don't know whether local by-laws can also affect your development.

    Planning is not effected by local by-laws. The 25sq.m is the same all over the country and cannot be tampered with at local level.
