I will be advertising a couple of rooms to rent in the next couple of weeks to help pay the mortgage. Have just been looking at what others are charging around my local area and just wondered what is meant by a 'double' room.

Does a room have to be a minimum size to be called a double?

Generally means 'it has a double bed in it'.

You local city/county development plan will have a minimum floor size.

Certainly you should be able to walk around 3 sides of the bed.

as an experienced tenant - double room = double bed, single room = single bed. It doesn't matter how big the room is, if it only has a single bed in it, you can't advertise it as a double. Normally with a double, you would expect to be able to walk around 3 sides of the bed as already pointed out. Though when you are advertising your double room, be sure to specify that you only want one person for it - unless of course you're happy to have a couple take it on. Normally you see it as 'person required for double room...'
