Anyone know of Dublin agents that specialise in property that needs " doing up"? banjaxed old houses etc.

I would say GWD would be a good bet. I was in a house yesterday they are selling - a one bed artisan cottage off church st which is in a complete state (rising damp, wood rot, one window in the whole house). They are quoting 300K for it.

I happen to know that a house on the same street was on the market last year in immaculate condition after being totally renovated for 310K and sold for 335K. So I'm not sure it would be worth the hassle if you were looking to fix it up and sell it on quickly...

They all specialise in banjaxed old houses. They're the ones that say "ideal opportunity for a new owner to make their mark", i.e. "has no roof and is inhabited by 20,000 rats".

    Lol.....
The bit about "ideal opportunity for a new owner to make their mark" unfortunately is quite true. Its the most exagerated euphanism around. Normally this could possibly mean- in need of complete rewiring/ non-existant heating/non existent plumbing/ serious structural damage / etc. etc. etc.

I don't think there is any estate agent who would it to be known that they "specialise in banjaxed houses"- but at the end of the day virtually any estate agent would sell virtually anything, if they thought there was something in it for them.

Closest to what you are describing might possibly be some of the local agencies (as opposed to the likes of Sherry Fitzgerald / Gunne etc). Shop around...... At the end of the day- caveat emptor......
