Why don't you just go wireless in a house that small it'd be fine. Also you've no Audio/video cables etc running, for Surround sound etc.

Thanks for that, lump - I intend to use wireless, but have been advised to go wired too, since certain things still don't work so well wireless - such as local data transfer etc... Best of both worlds!

I have cat5e & Gigabit network - using wireless is just too slow for copying stuff around. I notice you don't seem to have too many telephone connections - if you want to use gigabit LAN, you need all 4 pairs so you won't be able to carry telephone on the cat5e cables. And don't forget TV (terrestrial & sat) and radio too. The trick is to have plenty of cables - they're actually reasonably cheap, and they're a bugger to retrofit once you have the plasterboard on.

Apropos the fax - you can use your PC & modem as a fax machine.
