    Is a landlord obliged to provide new mattresses in rented accommodation? I know my previous landlords have, but is this the norm?

    No, I would think you managed to get a few exceptional landlords if they actually did. I personally keep track of when I replace furniture but I would not even entertain replacing a matress under 5 years unless something happened. How often do you think hotels replace matresses?
