Setting up a small shop beside two schools

Just wondering if anybody out there would be so kind as to throw some advice this direction about opening a small corner shop style premises.

The place is for rent but completely bare apart from a good counter but no shelving so we (my partner & I) would have to kit it out - any recommended shopfitters? We r north of Dublin. Not loads of units would be required as only the basics we would commence with - there's room for expansion later - can we rent these or do we buy them?
We have lots of experience in this area but abroad, so we do not have lots of knowledge on how to go about registering in Ireland, forms accountant,lawyer - my partner will start a business course with the enterprise board this week (will this be helpful?)

We have to come to agreement with the landlord re rent etc. - the location of the premises is great & quite close to home...

Any advice would be greatly appreciated

horrible horrible difficult and devasted business in Ireland at the moment.

I cannot recommend strongly enough against doing this.

The industry is decimated, just look at the two posts you already have from people that are trying to sell stuff becuse they went bust.

I'm curious. If the site is so good, how come it's available? Units in great locations are usually snapped up in a few days and command the highest rents.

What size is the shop? Is it on a main road? Are there many houses around? Have you room for a deli? Those schools, are they secondary schools or primary schools? What about competition? Are there supermarkets nearby, or Spars or Centras? Answer these questions and I can give some advice.

Shops like the one you wish to open are closing down all over the country. It's a tough business at the best of times,and this economy hasn't helped. And finally, if you don't know that business, don't get into it. As Ben Dunne said recently, "If you're in retail and you're not a retailer, get out!"
