Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

BER MPRN Address mismatch

    Hi,

    What is the correct procedure in a BER cert for a dwelling being sold whereby the ESBN MPRN address differs from the commonly known address of the property.

    In this instance, the address is substantially different as the housing development was renamed after being setup on ESB Networks.

    The BER assessor insists that the address on the BER must be that of the ESBN MPRN record.

    And the purchasing solicitor won't accept the BER as the address doesn't match that of the property.

    I can probably get ESBN to amend the address with the right documentation but this might take a few weeks and delay the sale?

    Any advice?

    Thats not correct.
    Ive come across wrong addresses a few times (even one in the wrong county).
    The correct procedure is to input the correct address and notify ESB of their wrong records.

    Has anyone had any luck getting a wrong address changed on a BER certificate? Do you go to the person who originally done the BER to fix the mistake?

    does the BER cert match the MPRN of the dwelling?

    Good question, when ber was done the electricity was off, so it was done under the old mprn. I haven’t updated the address with Esbn, so I’m assuming the address was correct for the old mprn.

    assuming it is, then the cert is still valid for that property, and there would be no real need to change it.

    The address on the cert will generally match the esb mprn address

    I'll get on to ESBN and see what address they have on their system, but from memory it is correct.

    I'm potentially looking to sell the property, so would like the address on the BER website to be correct, as it just gives solicitors another thing to delay over.

    like, is it the wrong number in an estate to whats on the door.... or is it like a lot of rural addresses where its called something different than its actual address, as in a different townland or a localism?

    For example

    The BER address is
    57 kinvara villas, xxx, Dublin X

    The actual address is
    57 the boulevard, kinvara, xxx, Dublin X


    The BER address is of the next road over from the property, but I'm not sure if there's even a 57 on that road.
