Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

Attic conversion: possible & cost?

    Hi,

    As you can see from the following photos we've some space in the attic that we'd be interested in maximising. However, looking at the position of the beams we're not sure how much of a conversion would be structurally possible. First, can you see any obstacle to converting this attic into a room of some kind? Second, what sort of money would be in question?

    Cant give yo an exact size with out knowing the size of the attic but in general it could be the biggest room in the house, but not a diy job at all.
    To convert your attic including: steel, 3 Velux windows, slabbed. skimed, lights, plugs a full staircase, painted and laminate flooring and a cert would be roughly 12,000 euro. plus vat

    1st of all a very important note on attic conversions . planning permission will be needed for velux windows to the front or side of building and also for dormer windows . the op should bear this in mind with regards costs and planning an attic conversion .

    From looking at the pics it seems as though you will be restricted wrt ceiling height which falls under part F of the building regs.

    Fire escape, access, ventilation, structural integrity are all things you need to have checked first together with the matter of planning permission. It may be feasible to convert but can it be legally defined then as being a habitable room?

    The other little matter is the floor area. If its in excess of 40m2 you may have to comply with the requirements of SI 9 although there still seems some uncertainty regarding this at the moment.

    Generally attic conversions are staring at about 10k it all depends on what you want. Looking at your pictures your attic is convertible,here are a few things that you will want to look out for.
    your room wont be classed as an other room it will only be classed as storage and your certificate will generally be an exemption from planning cert and not a cert of compliance. Although it is not certed as a room there are still some rules to be followed like
    1 your staircase needs to be at least 800mm wide
    2 if your putting a door at top it should be a min of half hour rated
    3 A wired smoke alarm should be fitted [connected to your existing if you have one]
    4 One window should be top hung and a min size openning.
    5 structural steel should be fitted .
    There are other recommendations on insulation sizes as well.Also make sure your contractor is insured.

    To clarify, if its "for storage", then does it matter about height or floor space etc and do you still need fire doors all the way along the escape route?
