I can't get to A Cornered Rat in Skyrim!!?

    I've completed Diplomatic Immunity in the main questline but I can't seem to progress any further... I've talked to Delphine but there's no option to talk about Esbern or anything so I can't get the next quest. I know where Esbern is and I've talked to him (sort of) through the door (it wouldn't open).

    I also can't become a member of the Thieves Guild for some reason. After I failed at Brynjolf's quest at stealing the ring he won't talk to me EVER he just grunts any time I try to communicate. I went down to the Ratway before I knew about the Thieves Guild questline so I just assumed I had to clear the place out so I just killed everyone (that I could kill, the rest were quest characters so they wouldn't die) so I think that's why there's a glitch. And this also means I have a collection of 'unusual gems' but nobody will identify them for me...

    I also can't get into the college at Winterhold. Faralda asked me to cast a fear spell and I didn't have enough magicka so I couldn't (I am not a mage) so I cam back much later when I had enough magicka but when I cast the spell nothing happens it just says that the fear spell won't work on Faralda. When I talk to her we talk about how to get into the college and I say I want to take the test but I can't cast the spell without leaving the conversation...

    I'm level 38 and I'd rather not start again. Is there any solutions to these problems? PLEASE

    Ps. this is for the XBox 360 btw...

    Sounds like you're riddled with bugs tbh. Something similar happened to me with A Cornered Rat, and afaik there's some glitch that if you complete the thieves guild quest line before Diplomatic Immunity, A cornered rat won't start. I was at about level 60 and had to start again. One thing I'd recommend is save your game regularly, not just overwrite the previous save, but do a whole new one. That way if you do uncover any major bugs you can just go back to an earlier save point rather than have to start the whole thing again.
