Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

    thinking of switching mortgages provider and fixing my rate which bank has the best fixed rate and how much would it cost to switch mortgage etc . legal fees

    The 3 things you need to consider are:1. Legal fees - assume about €2k. 2. Valuation fee - about €150. 3. The rate you'll be switching to. In days gone by(!) some lenders paid some/all of legal fees/valuation in order to encourage switching but this doesn't seem to be the case anymore.     The fixed rates shown on that site mentioned above are showing APR's - which are fairly meaningless for fixed rates.(Because APR takes into account the "expected" variable rate after the fixed rate expires)
    Also - they don't seem to show all the lenders .
