Attic Conversions

    Not your usual Rip-Off Ireland topic but i'm becoming more concerned the more i see what my Dad is getting quoted for an attic conversion.

    Due to the outrageous prices being quoted by all sorts of cowboys for attic conversion i think it would be a good idea if people were to post reputable companies who have done attic conversions for them (that they were happy with of course).

    This would help others, like my dad who is getting the run around by various cowboy outfits, to get a decent quote from skilled converters.

    So please post who did yours and the cost. Maybe post bad experiences too. And maybe it will get prices down to a more realistic level.

    i got mine done around 4 years ago by friends etc
    not a good choice i wish i listened to the enemy . ie.. wife.


    get a quote and go round every attic dealer youll find a grand approx at least in the difference

    but a job done on the cheap can be one that turns out costly
    i had a fxxxxng nightmare re doing the tank and a few other bits.

    i just wish i got mine done legit.. so i could of got them back and fixed it

    17 grand is average for an attic conversion .
    are you looking for a dormer ?

    Having watch a lot of Home and leisure over the holidays 26K seems reasonable. Most of the DIY show were talking about £20k to £30k for a really nice job. I suppose it depends on what is included and the standard of work and materials.

    7K would hardly cover materials, not to mention the weeks spent on the job by what will probably be about 3-4 guys.

    If you want a proper conversion: Stairs leading up, skylights, flooring, plastering, skirting and the works 30K Seems about right. It's not as simple as it seems, the whole roofing system has to be re-worked to support it with having living space in between the walls.

    I heard of some guy who thought it was easy and all he had to do was remove the supports in the middle, so he got a skill saw and went through all the supports, needless to say, the roof was swaying and if it wasn't the perfect day that it was, the roof would have collapsed with the wind.

    You could always just go for the flooboard approach.

    Get a few MDF 2x8ft tongue and groove sheets and cover the attic floor if all you want is storage until you have enough disposable income for the full conversion.


    Just to give you an idea, a typical plasterer charges about €200 per days work. He will need to be there for about 5 days overall I would imagine. That's 1k for plastering alone. at least! and that's just for labour, not materials.

    Thats cool 17k is bang on if it is a cut roof but a truss roof is a bigger job rsjs and so on (no prob i need to go to typing school 2 lol)

    My Dads is a cut roof and the quotes he's getting are €30k - €40k for just a straight conversion 35ft by 25ft from wall to wall in a bungalow.

    Hi, do not know how to add as an attachment, so I have pasted it below.

    Got ours done by this crowd, quote as below. I would have no hesitation in recommending them to anyone, great job, came when they said they would, cleaned up eevry evening and finished on time.

    Actually only saw them one day, as they are strict 9 to 5 people so we were gone in the mornings to work before they arrived. They were long gone by the time we got home in the evenings.

    I should say this was not the cheapest quote however we had a good feeling about these guys following our initial meeting with them.

    To make adjustment to boxroom wall and erect a closed tread timber stairs on the landing, two turns, with spindle banisters from top to bottom, leading to landing with Velux window and entry door to. . .
    attic room, approximately 17ft x 12ft. (total floor area), with insulated ceilings and walls, plasterboard with skim finish throughout, skirting boards, two large Velux windows, five ceiling lights and two double sockets plus tv and phone connections. Two small doors and flooring will be fitted to storage areas.

    We will install a suspended floor using steel beams (RSJ) with appropriate roof supports, and finished with red deal floorboards. Water tank will be replaced and moved to storage area.

    Terms: Booking deposit 10% and the balance on completion.

    Hi,

    An attic conversion in a fairly standard semi detached house using velux windows start at around €17,000-00, dormers can add another €5,000-00.

    Truss roofs depending on a lot of variables start at around €18500-00.

    I'm taking time out at the moment so I'm not working for anyone. I would prefer to do finer detailed carpentry. Not hoarding/roofing or anything like that. I'm more on the arty side so would love to do that kind. Know of anyone?

    Really? What kind of things does he make? I'd love that. Using the imagination etc. Not just going by the pitch and the rise and all that. Has he any examples of work online would you know? Marley Park is just around the corner from me too! Could I continue my apprentice with him though?

    A question for the roofers.

    We have a hipped roof, would it be possible to build up the gable wall straight & make it into an apex to maximise the floor space available in the attic.

    Planning permission is required for the hip dormer (@ €7k), I would imaging to build up directly would be marginally less expensive or at least the same giving more space.

    there are some builders charging rediculous prices because they don't need the work so chance their arm. I know of a woman who was quote €190,000 to add an extension to her house in Dublin. No joke!

    That's just madness!!!!! You could buy at least two fine homes in Spain or France or some other counry and if you need to "extend" away from the family you would have more than enough for a few hundred return flights with ryanaire;) And with the weather and food over there... you may not want to come back.

    Hi,

    We have a semi detatched bungalow with hipp roof and are thinking about having it converted.

    We live in Kilpedder co. Wicklow and many northside companies aren't interested in coming out so far for the job.

    In keeping with the original topic for this thread, does anyone have any recommendations for Attic Conversion people in the South Dublin / North Wicklow Area?

    How much is a basic conversion for a semi detatched bungalow with hipp roof. I.e no bathrooms or dormer windows.
